Sehome Garden ADU
A permitted 720 sq ft detached unit. We handled two sets of rules, kept one crew on it, and hit the timeline.
The work you can’t see in the finished photo is the work that decides whether it lasts.
The challenge
Every project on this page started with conditions a quick walk-through wouldn’t catch. Here, in Sehome, the scope was detached adu. The honest part of the job was planning for what older construction, a tight site, and real weather tend to hide until the walls are open.
The approach
We scoped it the right way before any demolition began. A clear plan, an honest range, and an order of work the right crews could hold to. The trades were run under one project owner. So nobody was waiting on a sub who never called back, and no decision fell through the gap between two contractors.
When the surprises came, and on a project like this they always do, we handled them the way we said we would. We wrote them down, explained them, and fixed them to the standard instead of patching them to hit a deadline.
The standard held
The moisture detailing, the structural fixes, and the envelope work were built to last, not to pass a quick look. The site stayed clean and the schedule stayed easy to follow, because the same bar applies to every trade we put our name behind.
The outcome
A permitted 720 sq ft detached unit. We handled two sets of rules, kept one crew on it, and hit the timeline. What the owner got was a finished result that fits its place. And one name accountable for all of it, from the first consultation through the finish and the warranty that follows.
“One person was responsible for everything. After dealing with other contractors, that alone was worth it.”
Bring us the whole house.
Tell us what you're planning. You'll get one consultation and one contractor who stands behind the work. We'll point your project to the right crew.
